DEXTER, MI — A local orthodontist is planning a major expansion in Dexter, targeting a city-owned property once considered for a new fire station.
Dr. Brandon Shoukri, co-owner of Dexter Orthodontics on Dan Hoey Road, has offered to purchase about 2.5 acres at the northeast corner of Dexter-Ann Arbor Road and Meadow View Drive, across from Mill Creek Middle School. Locally, officials call it the “MAV property,” referencing a previous development plan.
Dexter voters approved selling the land in August, allowing city officials to solicit offers. Two buyers have expressed interest. Shoukri, through Mirlo Real Estate Partners, submitted an initial offer of $675,000, proposing a single-story, multi-tenant orthodontics and medical facility.
“This is a long-term commitment to enhancing access to care, supporting local commerce, and creating a landmark the community can be proud of,” Shoukri wrote, adding the new facility would expand Dexter Orthodontics’ space, increase visibility, and foster local jobs while prioritizing sustainability.
Traverse City-based ShoreNorth Development also submitted a $780,000 bid to build a three-story mixed-use development with commercial space below and workforce housing above for residents earning up to 120% of the area’s median income.
On Oct. 27, Dexter City Council voted 7-0 to proceed with drafting a purchase agreement with Shoukri. Next steps include a public hearing and final city council approval, which requires a two-thirds majority.
The MAV property has seen multiple proposed developments over the years. Purchased by the city in 2019 for $544,283 as a potential fire station site, it became available after the city opted in 2023 to renovate the existing station on Main Street. Past proposals included a two-building medical office project approved in 2005 but never constructed.
