Plans Move Ahead for Retail Development and Dental Office in Growing North Phoenix Area

A new retail center and dentist’s office are set to be developed in north Phoenix at the intersection of North Valley and Norterra parkways. The developer, De Rito Partners Development, Inc., has received early approval for their site plan from city officials. The project will be constructed on a currently empty lot, located between an existing CVS drug store and a Kerry’s Car Care.

Plans for the site include a sizable retail building, which will be 25,002 square feet in size and will feature a drive-thru donation lane to make accepting donations easier. Alongside the retail area, a separate 7,235-square-foot dentist’s office is planned. The retail center will be addressed at 28333 N. North Valley Parkway. City documents indicate that the dentist’s office will be built independently by its owner, rather than as part of the main retail project. This approach allows both projects to move forward without holding up each other’s progress.

According to Michael Abegg, the lead for the city’s site plan team, for city approval purposes, the area designated for the dentist’s office will initially be labeled as a “future use.” Once the dentist’s office owner is ready to proceed, a minor change to the site plan can be made, enabling construction to start after final city review.

City staff also mentioned that the developer might need to meet with the Water Services Department to review water drainage plans for the site. The current proposal involves storing water underground and then pumping it east. The Water Services Department will need to ensure the drainage meets the requirement to clear out water within 36 hours.

The new development is expected to bring more convenient dental and shopping options to residents in the north Phoenix area, especially those searching for a nearby dentist or retail center. Final details and adjusted plans will be reviewed as both the retail and dental buildings move closer to construction.
